Additional charges will apply to all bookings if: 1) final total drafted sqft of all floors including basements exceeds amount ordered; 2) bookings fall on weekend/stat holidays ($29); 3) additional products/add-ons are added after ordering; 4) if property falls outside of our service area.
iGuide Reports & Images are delivered via email by midnight of the next business day following the shoot (iGuides shot on Friday are delivered by Saturday and iGuides shot on weekends or holidays will be delivered the next business day). Large properties greater than 10,000 sqft will take longer and delivery date will be determined by the size and complexity of the property.
Listing Videos, YouTube Slideshows/Walkthroughs, Custom Property Websites, and Drone are delivered via email by midnight of the next business day excluding properties shot on Friday or Saturday. These will be delivered on Monday. Statutory holidays may affect delivery times.
Custom Domain Names and those purchased for Custom Property Websites are purchased on the day of delivery and we cannot guarantee their availability, unless the Purchased Upon Booking option is selected which is then non refundable. Both Custom Domain Names and Custom Property Websites are valid for 1 year from date created. A renewal fee will apply if you wish to extend.
Feature Sheet Printing will be delivered within 2-3 business days from time of the Proof being approved (in our service area).
Virtual Staging will be delivered within 2-3 business days.
Less than 24 hour cancellation/rescheduling incurs a fee of $99 plus taxes. This will also be applied if the photographer can not start shooting within 15 minutes of the appointment start time. Any travel charges for properties outside of our Service Area may be applied if a cancellation occurs close to or at the start of the appointment time.
We do not take responsibility for weather conditions.
Photographers will not assist with staging so please ensure the interior and exterior of the property is ready at the start of the appointment. Click here for staging tips.
Payment is due within 14 days of receipt of product to avoid any late fees.

Please ensure there is a clear line of sight on walls so that we can capture all necessary measurement data to process floor plans. Failing this certain areas may not be drafted and floor planned.

When an iGuide is created by our suppliers it will always be delivered to you as a live web page. If you wish to have the iGuide locked from public view before delivery, please let us know at the time of booking.
The billable area is a sum of interior areas of all floors as well as all drafted spaces that may be excluded from the final interior floor area totals such as sun rooms, crawlspaces, detached garages/outbuildings, any rooms attached to the house that you can only access from outside and floor areas of rooms that have sloped ceilings – where the height of the room is less than 5 ft – these areas are drafted and billed, but not included in the total floor area. There are drafted spaces that are included on floor plans, not included in the total sq ft, and are not billed, these include: attached garages with interior doors, cold rooms, areas open to below, and exterior spaces such as balconies/decks/patios.
The iGuide camera system is built to capture indoor spaces and we will endeavour to capture outdoor areas such as balconies/decks/patios as best we can but can not guarantee they will be included on the iGuide draft and/or have measurements.
When ordering drone video with a basic listing video or premium listing video you will receive one drone video as well as a second separate basic or premium listing video with 2-3 drone clips included. If you order a premium listing video with two edits and a drone video you will receive one drone video and two premium listing videos (1+2 minutes) with 2-3 drone clips included in each. All videos delivered are agent branded.
In an effort to limit risk of potential exposure for both our clients and staff during COVID-19, Leading Image is implementing the following temporary protocols:
- Lockboxes are highly recommended to avoid interaction with others.
- All other people (agents, representatives, homeowners, tenants, etc) are asked to vacate the property PRIOR to our arrival. Any indoor interactions however brief, we ask people to wear masks and keep a safe distance.
- Interactions should be limited to a safe distance (2m/6ft) and personal contact should be avoided.
- The property MUST be ready at the beginning of the appointment time (all lights/lamps turned on, interior doors opened, toilet seats down, clutter removed, etc). Our photographers will be avoiding touching anything in the home.
- Leading Image team members may be exercising additional precautions (gloves, mask, hand sanitizer, etc) and everyone is encouraged to thoroughly wash their hands and practice safe hygiene

Photography/Work License, Uses and Rights:

Leading Image retains copyright to all images and materials delivered. You are licensed to use images and material for a period of 52 weeks from date of delivery to market and sell or rent the property represented. License is not transferable. All rights not expressly granted are reserved to Leading Image Inc., including but not limited to all rights in preliminary materials and all non–electronic rights. You cannot share or resale our images/work to another agent or third party. Any other parties interested in using our work will need to obtain/purchase the right from Leading Image Inc. to do so.
Additional Usage: If you wish to make any additional uses of the work, you will need to seek permission from Leading Image Inc. and make such payments as are agreed to between the parties at that time.
